BMS Field Service & Commissioning Engineer

The role of a Service Engineer is a varied position offering a mix of Planned Preventative maintenance, Reactive faultfinding and rectification as well as small projects, optimisation and upgrades. This rewarding position allows the role-holder to work with existing clients, to conduct planned and reactive maintenance on their systems, manage small projects to develop and upgrade their system capability, as well as carry out surveys and validations on new systems for our growing client base. This is a field-based position supporting clients in London and the surrounding area, and with the opportunity to be involved in projects across the UK.


Servicing and repair of automated building management systems (BMS):

* Service and repair building management systems for clients, to fulfil our Planned Preventative Maintenance (PPM) contracts

* Participate in an on-call rota and respond to call outs from clients to rectify BMS faults promptly and efficiently

* Implement ad hoc service requests from clients outside formal maintenance contracts, for a flexible and responsive service provision

* Perform BMS fault-finding including field equipment, cabling, panel wiring, panel components and software, to identify any faults

* Install and modify parts and equipment on site including modifications to electrical circuitry, panel and field devices as required in delivering servicing, repair and upgrades

* Remote dial in diagnostics and alarm evaluation and liaison with site teams to quickly resolve faults

Development of client building management systems:

* Identify system development and upgrade solutions, report on system upgrade opportunities and develop upgrade specifications for client review

* Design, plan and implement client BMS system upgrades and improvements, in line with their requirements.

* Survey and validate new client BMS, so that new systems we take on board operate effectively

Technical advice and training:

* Commission and hand over systems upgrades to clients, including training client representatives to use the upgraded system confidently

* Deliver remote specialist advice to clients, building operators and onsite technicians to assist with any BMS technical queries

* Provide guidance to our project coordinators on technical aspects of procurement of upgrade parts, ensure the company orders appropriate parts for clients systems

* Revise software and graphics of relating to upgrades for corrected system operation

* Conducting toolbox talks for any third parties under our care to ensure we operate in a safe and well planned way

Management and Commercial:

* Liaise with site engineering teams, site coordinators and client representatives about technical and health and safety matters to ensure smooth coordination of BMS servicing, remedial works, upgrades and improvements, including supervision of any additional operatives included within our scope of works to maintain quality in what we offer

* Produce a report for each shift to confirm any alarms, faults and rectifications, and proposing next steps and provide reports to the engineering team and clients on any ongoing system improvements, and after maintenance and remedial works, so as to keep them appropriately updated

* Prepare upgrade proposal documents for clients’ review, to include specifications and benefits focused on achieving outstanding outcomes for clients and advise our account managers on pricing of client services, to support them in preparation of client proposals

Project work:

* Manage small projects resulting from planned and reactive maintenance, to achieve optimum building efficiency and user conform levels as part of life cycle planning

* Support the broader engineering team in UK wide Service and small project works, to collaborate with colleagues and work together to meet client needs

Person Specification

Knowledge, skills and experience

* Relevant qualifications (Mechanical/Electrical building services and control) - Essential

* BCIA (or similar) BMS Engineering qualifications - Desirable

* Certified and experience in Tridium (N4) - Essential

* Able to access and evaluate N4 software and graphics - Essential

* Electrical control panel installation and function - Essential

* Good understanding of mechanical building services - Essential

* Knowledge of electrical principles - Essential

* Proficient in remote access programs - Essential

* Proficient in networking and BMS protocols - Essential

* Experience of LON Networks - Desirable

* Experience of software platform such as Coach AX and CARE - Desirable

Other requirements

Able work from home office and attend client sites in the London area as required - Essential

Flexibility to: - undertake shift work including weekends, evenings and night shifts - participate in an on-call rota and attend reactive call outs - Occasionally work away from home to cover UK wide Service requirements - Essential
